BRONXVILLE, N.Y. -- Nestled at the top of Gramatan Avenue, overlooking Laurel Brook, Brewster-Carver Cooperative Apartments may be Mount Vernon’s quietest street.
But not for long!
An out-of-town developer, RJ Luiso Industries, has set his sights on a small, non-conforming parcel of land, once a playground for Alden Place residents. Abutting the active Bronxville Cemetery, Luiso’s plan calls for a four-story elevator residential building, a building that would cover the last remaining green space in Alden Place.
Residents of Alden Place oppose building on this site and have turned out in force at recent zoning board meetings to voice their opposition. The three cooperatives (Bradford Hall, Brewster-Carver and Standish-Cabot) have engaged a local attorney, Hannah Gross, Esq. of Gross & Stabile LLP to represent their interests, as Luiso navigates his way through the Mount Vernon building process.
While some may quickly dismiss residents’ objections as just another case of NIMBY (Not In My Back Yard), residents of the narrow private drive are voicing real concerns about access by emergency vehicles, flooding, lack of parking, lack of access to public utilities and a major disruption to a planned community built by the Lawrences in the 1920s and last expanded in 1950 with the addition of Brewster-Carver Apartments.
With no public frontage and an existing roadway agreement among the Alden Place entities, residents wonder when “The City that Believes” will address the serious concerns of its local residents.
