MAHOPAC, N.Y. -- Houlihan Lawrence branch manager Zef Camaj thought pictures alone could not tell the story of the lifestyle advantages for the home at 3 Tennis Court Road in Mahopac.

Instead, he and listing agent Arlene Simone had a professional video service produce a 1:29 comercial video of the property that gives prospective buyers a glimpse of the beautiful views, activities to pursue and lifestyle features.

“It’s tough to sell the lifestyle just on paper,’’ Camaj said. “With video you can show how it is to live on the lake and the different things you can do. The video just showed a glimpse of all the options. You can kayak, paddle board, and swim. There’s a lot more you can do with video. It enhances the imagery of an active lifestyle.”

The five bedroom, five bathroom home is listed for $1,875,000 with Arlene Simone as the listing agent. The complete listing is available to be viewed online.

Video is becoming more common among realtors in their marketing. “Now it’s all about video,’’ Camaj said. “They have become a lot easier to make and the quality is so much better.”

Houlihan Lawrence works exclusively with PlatinumHD.TV, a global digital film-making company which produced the video. The company is a leader in its field having worked on some of the best real estate videos in the world, winning many awards for its creativity and success.

It required two days to shoot, edit and create. Camaj notified the homeowners when the video crew would be arriving and then let the videographers take it from there.

"The viewing and media consumption habits of people have changed significantly over the past 10 years,'' said Duncan Schieb of PlatinumHD.TV. "By bringing commercial film-making techniques into real estate we are able to raise the marketing bar. We take our inspiration from film, TV and commercials and apply this to real estate. We want to bring story telling and emotion into real estate marketing. Buyers want to be shown something so they want to make an emotional connection. And using video can tell the homes story."

This 4,395 square foot home sits on 1.92 acres and was architecturally designed to showcase lake views from almost every room. With 194-foot lake frontage, in-ground pool, private beach, boat dock and tennis court opportunities abound. A potential homeowner can enjoy water skiing, kayaking, paddle boarding and much more just steps from their front door.

The inside of the home includes 20' cathedral ceilings and walls of windows making the home glisten with natural sunlight in nearly every room. Other features include a two-car garage, a sprinkler lawn system, lots of storage and a finished walkout basement.

Camaj said the video does a lot of the selling for the home’s many features. “Video was the best option to relay the lifestyle,’’ he said. “People can experience it this way and get more exposure compared to still photos. We think it’s going to create a lot more activity and interest in the property.”
