Real Estate Market Gains Strength In Bronxville

BRONXVILLE, N.Y. — The real estate market is looking up in Bronxville, as sales in Westchester County rose considerably during the fourth quarter of 2012, according to a recent report issued by the Hudson Gateway Association of Realtors.

And the market in town is looking promising for 2013 — and beyond, said Leah Caro, president of Bronxville-Ley Real Estate.

“For Bronxville, as for any town, real estate is local. The regional real estate news is important, but it’s also important to examine what’s happening town-to-town,” she said.

In Bronxville, which Caro describes as a “top-notch destination,” signs are positive for growth.

“Although I would warn against too much optimism overall, I do believe that the spring market in Bronxville — which has already started very strong — is going to be robust,” she said. 

Westchester County saw a 30 percent increase in sales of single-family houses during the last three months of 2012 compared with the same period during 2011, according to the report.

Bronxville’s sales, said Caro, held to that upward trend as well. Now, she said, owners are realizing that to get their homes sold, “They need to get their houses out on the market sooner rather than later because there is pent-up demand for inventory,” she added.

Still, Caro warns against over-pricing a home.

“Buyers, in Bronxville and in most markets, will not overpay because they want value for their money,” said Caro.
