EASTCHESTER, N.Y. – Despite some issues and delays at the construction site on Kensington Road in Bronxville, contracting crews remain hard at work as they continue erecting the future condominium complex.
Citing safety concerns, village officials removed all meters on Kensington Road Monday, announcing there will be no metered parking available on the street until further notice as construction continues at the work site.
For nearly a decade , developers have been diligent in their efforts to repurpose the location, with two plans for the condos having been twice aborted before the Gateway Development Group and Fareri Associates teamed to tackle the project, which has been in the works since 2007.
It looked like the project finally might get off the ground five years ago, before the former developer, WCI, found itself heavily invested in a collapsing Florida real estate market and was forced to file for Chapter 11 bankruptcy before work even started in Bronxville.
Two years ago, officials with Fareri took over the project, using the exact same plans set forth by WCI that already had necessary board and committee approvals.
Although village officials have stated they’re seeking “empty nesters” to fill the 50 one- and two-bedroom units, locals have expressed their concern at a series of public hearings that the development may place additional stress on the school district, which has seen a marked increase in enrollment in recent years.
As part of the agreement, utility lines on Kensington Road through Beechtree Lane are being buried by contracting crews. The property the condos will sit on is set to be landscaped by Fareri, and a drainage basin near a new parking garage will be installed.
Once completed, the location is set to generate more than $600,000 in yearly taxes on a parking structure that currently produces none. An additional $350,000 in taxes for the county, town and fire district also will be generated.
